When it comes time to clean it you'd better be aware of the damages that caa be associated with using high water pressure for roof shingle cleaning. Though most people consider it a cleaning, we look at it as a treatment. The difference is that with a cleaning, you may have the results you were looking for as the contractor leaves your home, with your money. In this case they probably have used a "environmentally friendly" roof detergent and rinsed with "low pressure". The problem with using any type of pressure is that any type of pressure will dislodge the roofing granules. Those that did not fall off immediately are now loosened and will rinse off more and more with each rain. if you've ever cleaned out a gutter you may have noticed roofing granules inside the gutter. This is what falls off naturely with rain, so imagine what even low pressure can do. Forget about high pressure!
Black streaks on a roof is actually a type of bacteria that feeds on the limestone in the roofing shingle. They can mostly be seen on the north side of the roof with less sunlight. These stains can be removed instantly with a non-pressure treatment using sodium-hypochlorite (bleach) and water combo with a surfactant to allow the detergent to cling to the roof. With this method you can achieve a 100% kill ratio creating a longer lasting clean. This is the recommended method by both major roofing maufacture GAF and the ARMA.
When it comes to moss and other heavier growths, the results are not as immediate. After treating the moss it will turn biege and die. The ingredients of the roof detergent shock the root system, allowing it to detach from the shingle on its own. The dead moss will eventually dry out and fall off with rain. Regular moss growth can take anywhere from 4-8 weeks to be completely removed. Heavy moss can take up to 12 weeks. It's a hard sell to customers because many times they are looking for instant results possibly for home sale.

This is a roof cleaning in Essex County N.J. Most of the treatment was for black mold on the roof. There was partial lichen also growing which you can see was treated in the after picture. This lichen will dry out and fall off in a few rains. This customer was not home. Out of courtesy we cleaned the rubber molding around the garage door. This cannot be pressure washed to come clean. Betty wants to sell her home. I'll never know why poeple wait so long. We cleaned the roof, washed the mold from the vinyl siding, cleand and whitened the cement in the front porch area and in the back, pressure cleaned the Trex surface of the deck, prepped the wood railings and spindles and applied 2 coats of Cabot wood stain/waterproofing sealer. Black algae on the roof will remove instantly. This roof is also covered with moss. Treated moss and lichen will turn white and dry out. It will remove naturally. This roof will get cleaner with each rain. The whole process can take up to 6 weeks. This roof was cleaned without the use of a pressure washer. All detergents are manufacturer approved. I've heard many theories in my career. Some think it's caused by granule loss, some say it's jet fuel. It's actually an algae, Gloeocapsa Magma, that feeds on oraganic matter in your roofing shingle. It is a hardy algae with a rigid husk. It can almost always be found on the north side of the roof where there is less sunlight. With the proper combination of cleaning agents it can be safely removed. Powerwashing causes damage and can loosen the roofing granules that protects the underlying membrane.

Getting cement to whiten may require more than pressure alone. Cement is pourus and may require a special cleaning agent to assist the process. Using a combination of sodium hypochlorite and with tri-sodium phosphate seems to work quite well. Using a chemical resistant pump sprayer may work best to apply the agent accurately, for this solution is not friendly to grass or other landscape. Some soap nozzles do not work on all machines. They must be matched to the proper orifice size of the nozzle to the proper gallons per minute of the machine.
