This roof was cleaned on Friday, October 29. This was a garden variety cleaning with slight roof moss. The primary concern was gleocapsa magma which is appears as blask stains on roof. We used the non-pressure method. We do not power wash roofs. This is a roof cleaning in Essex County N.J. Most of the treatment was for black mold on the roof. There was partial lichen also growing which you can see was treated in the after picture. This lichen will dry out and fall off in a few rains. This customer was not home. Out of courtesy we cleaned the rubber molding around the garage door. This cannot be pressure washed to come clean. Honestly, for the first few years of this business we had a hard time to figure out how to whiten it. Now we know. We just apply some roof cleaning juice and within seconds its white again. Roof Cleaning in Milltown NJ

Roof Cleaning in Watchung NJ
This is our most recent project. This roof had alot of black algae as well as ample lichen. Lichen is real roof killer since it has such strong grip on the roofing granules. There is always the possibility of scars left where the lichen once was. Black stains are removed instantly. Lichen will come off after a few rains after it is treated. This roof was not pressure washed, power washed, scrubbed or scraped. We never stepped a single on this roof to clean it. There was far more sq. ft. then what was shown. The cost of cleaning this roof was 1/15 the cost of roof replacement.

Roof Cleaning in Colonia NJ
The first pic is the after pic. The bottom pic is how this roof looked before we started. We never stepped a foot on this roof to clean it. We didnt use a pressure washer or kill any landscape or small animals. This roof will get even cleaner in a few rains. There are tons of roof in Colonia, Scotch Plains, Clark and surrounding areas that have algae infestation. This type of algae feeds on the crushed limestone that is used as weight for the roofing shingle. She couldn't have been happier. She was glad to pay $385.00. It didn't cost to clean this roof, it paid.

How to Properly Clean a Roof
The best way to clean anything is by following manufacturers suggestions. That is the method we use. If you go to the "Roof Cleaning" headline on the front page of http://www.thompsonpowerwashing.com/ you will see a link to the Asphault Roofing Manufacturers Association's bulletin stating the method to clean roofing shingles. In a nutshell they suggest using sodium hypochlorite, trisodium phosphate, and water. We take it a step beyond and add our own foaming agent that helps the cleaning agent cling to steeper roofs. They also state at the bottom NOT to pressure wash a roof. Pressure washing a roof can lead to long term damage. If you've ever cleaned out gutters you may have noticed large amounts of roofing granules. These granules become dislodged naturally by rain and weather. So imagine what even low pressure can do. Once the granules are removed the underlying membrane of the shingle becomes exposed to weather, and more importantly, UV. At this point the shingle will start to dry out, crack and split. Here is another roof infested with algae. This roof was cleaned in about 2 1/2 hours and cost $449.00. Removing algae will allow sun and uv to reflect off of the roof and help lower cooling cost. Betty wants to sell her home. I'll never know why poeple wait so long. We cleaned the roof, washed the mold from the vinyl siding, cleand and whitened the cement in the front porch area and in the back, pressure cleaned the Trex surface of the deck, prepped the wood railings and spindles and applied 2 coats of Cabot wood stain/waterproofing sealer. Black algae on the roof will remove instantly. This roof is also covered with moss. Treated moss and lichen will turn white and dry out. It will remove naturally. This roof will get cleaner with each rain. The whole process can take up to 6 weeks. This roof was cleaned without the use of a pressure washer. All detergents are manufacturer approved. What are those black stains on my roof?
I've heard many theories in my career. Some think it's caused by granule loss, some say it's jet fuel. It's actually an algae, Gloeocapsa Magma, that feeds on oraganic matter in your roofing shingle. It is a hardy algae with a rigid husk. It can almost always be found on the north side of the roof where there is less sunlight. With the proper combination of cleaning agents it can be safely removed. Powerwashing causes damage and can loosen the roofing granules that protects the underlying membrane.

Cement Whitening
Getting cement to whiten may require more than pressure alone. Cement is pourus and may require a special cleaning agent to assist the process. Using a combination of sodium hypochlorite and with tri-sodium phosphate seems to work quite well. Using a chemical resistant pump sprayer may work best to apply the agent accurately, for this solution is not friendly to grass or other landscape. Allow the whitener to dwell for approximately 15 minutes, than using a 0 degree turbo nozzle wil finish the job. These are pics of a job in South Plainfield, N.J.

Proper Pressure washing Techniques
We've been exterior cleaning in NJ for some time now. While many of our clients own their own machine they still trend towards hiring a professional. The secret is no secret. We've been using our own special blend of detergents with the main ingredient chlorine. It does wonders on vinyl siding and removing green mold. It's a must when it comes to whitening white aluminum wrappings and white painted structures. It's not about the pressure which most times leads to damage. We use a soft-washing techniques and rarely use pressures over 400 psi. It can be frustrating learning whats nozzles draw soap and which ones to use for pressure to the right application. Some soap nozzles do not work on all machines. They must be matched to the proper orifice size of the nozzle to the proper gallons per minute of the machine.

Is it too cold to pressure wash my house?
